Moisture detection and monitoring covers finding water that isn't visible – behind walls, under flooring, inside cabinets, or in crawl spaces – and tracking how drying is progressing over time. A lot of water damage never shows up as a visible stain, which is why homeowners often don't realize how far a leak has actually traveled.
Homeowners in San Francisco, CA usually request this after noticing a musty smell, a discolored patch on a wall or ceiling, or after a plumbing repair where they want to confirm no hidden moisture was left behind. It's also standard practice during and after any mitigation job to confirm materials are actually drying.
We use moisture meters and thermal imaging cameras to check behind surfaces without needing to tear anything open first. This shows exactly where moisture is sitting and how far it's spread, so drying equipment can be placed where it's actually needed instead of guessing.
Cost depends on how much of the property needs to be checked and whether monitoring is a one-time inspection or ongoing readings through a drying job.
Keep in mind, a moisture reading that looks fine on the surface doesn't mean the material underneath is dry – that's exactly why this step exists, and skipping it is how hidden mold problems get started.
